Selling a property?

We will check the title deeds to the property, ascertain what exactly you are looking to sell and will prepare a Contract and other legal documents for the buyer’s solicitors to approve. We will ensure mortgages are repaid on completion and assist with any enquiries the buyer’s solicitors wish to raise. We provide the buyer’s solicitors with a signed Transfer Deed so they can register their purchase at the Land Registry and we will also settle the financial side of the transaction.

Buying a property?

We will review the Contract and title deeds for the property you are buying, carry out searches of public records relevant to the property (e.g. the local authority and water authority and environmental and any other Searches which are necessary), and prepare a report for the highlighting the result of our investigations and advising them of potential problems.

We will also act for any lenders, ensuring mortgage conditions are met and securing release of mortgage funds. We will obtain signed documents and then proceed towards exchange of Contracts and Completion.  We will obtain the release of the keys for you from the Selling Agents and we will then proceed to carry out the stamp duty elements and registration.  We will provide you with a copy of your title deeds once this has been registered. 

How long will it take?

An average transaction might take 6-8 weeks from the date of instruction. The time to completion is dependent upon a number of factors. Here are just some them:

  • Length of the chain – the longer the chain, the more likely there could be delays
  • Location – local authority searches, for example, can take anywhere from 24 hours to several weeks, depending upon which local authority we are obtaining information from
  • Whether you are dependent on a mortgage and, if so, how long the lender takes to issue an offer or authorise us to drawdown funds where title matters have been reported to them
  • Type of property – freeholds tend to be quicker, leaseholds longer, and specialty titles (such as shared ownership or help to buy) often take the longest as there is more work involved and we are reliant upon the speed of other parties
